Overview
Homes UK Group is tracking toward becoming the UK's largest park home provider, and was running that on spreadsheets and email. I built ParkOS, the internal CRM it now operates on, and I own the system.
It isn't a configured off-the-shelf tool. Twelve modules with role-based permissions, covering residential sales, investment, inventory, lettings, maintenance, HR, compliance, finance and reporting, built around how the business works rather than how a generic CRM assumes it does.
Over the top sits an AI assistant that queries the CRM directly: which leads need attention today, which salespeople have overdue follow-ups, how the group is performing against investor guarantees. It drafts from approved templates and flags anything touching legal, employment or compliance for human review before action.
What I built
- Twelve-module CRM in React, Vite and Tailwind with role-based access, park-level filtering and group-wide search
- Residential sales pipeline from enquiry to handover: one record per lead, stage ageing, stalled-lead surfacing and value-in-play tracking
- An AI assistant over the live CRM data, with guardrails that route legal, HR and compliance guidance to a human before action
- A residential app for residents, fully mobile-responsive
- Lettings pages with live listings, availability and enquiry capture wired directly into the CRM
- An automated campaign driving residential and investment sales, feeding straight into the pipeline
- AI-native tooling: land screening and appraisal, marketing for plot releases, out-of-hours enquiry capture
Outcome
- Replaced spreadsheet and email workflows across sales, lettings and compliance
- Leadership gets one live view of plot sales, resident pipeline and covenant obligations instead of a monthly reconciliation
- Stalled leads surface on their own after 30 days in conveyancing, 14 days everywhere else
- Also produced the group's capital-raising materials, including the DF Capital funding deck
